Inventory of homes for sale increased from last month when there 33 homes available for purchase. Inventory has been fluctuating over the last two months with 30 to 40 homes for sale. Expect inventory to rise slightly from where levels stand right now.

The amount of transactions for July was excellent for Milford with a significant uptick for the same time period last year. In fact 9 additional sales is great! With 30 vs 21! Year to date the sales have mirrored last year. Pending sales were good with nineteen properties going under contract. Sales more than likely would have been even stronger but inventory levels remain exceptionally low.
Low inventory of course favors home sellers. Homes continue to move quickly and for favorable numbers when priced appropriately. Inventory should rise a little bit over the next few months but nothing drastic.
Milford continues a great place for first time home buyers with the majority of homes for sale falling under $350,000.
Year to date there have been 115 sales which is exactly the same amount as last year for this time period.

For 2014 Milford finished with 203 sales. This was down slightly from 2013 when there were 211.
