The are currently 66 homes on the market. The average list price of these homes is $604,872. The average days on the market is 88. Inventory decreased last month by just one home for sale. Inventory had been on the rise but the last two months inventory has essentially had very little change.

Current real estate analysis
Inventory was increasing rapidly towards the end of the first quarter but has been steady over the last couple of months. The market has been solid with a brisk amount of sales during the spring market and into the summer. Inventory was non existent at the beginning of the year so as soon as homes started getting listed the amount of sales changed dramatically.
We have left what is considered the busiest time of the year for home sales but are now entering a time frame where sales can still see good numbers.
The market year to date has been trailing sales figures from last year although the gap has been closed a bit.
The month of July was exceptional with twenty seven sales. This was up by quite a few sales from last year when there were twenty sales. Pending sales were also strong with 16 properties going under contract.
Year to date there have been 91 sales. At this same point in time last year there were 101 sales.
2014 sales vs 2013 Sales
Westborough finished 2014 with 176 sales. This is an increase from 2013 when there were 168 sales. Westborough is one of the few towns in the area that finished the year with more sales than last.
