In November of 2012 there were 6 homes that closed within the month for Westborough MA. This is a increase of 1 units, as there were 5 homes that closed in November of 2011.

The Average list price for the homes that closed in Westboro for November of 2011 was $346,760

The Average list price for the homes that closed in Westboro for November of 2012 was $366,260

The Average sale price for the homes that closed in Westboro for November of 2011 was $335,120

The Average sale price for the homes that closed in Westboro for November of 2012 was $355,193

Westboro MA Real Estate Market Analysis

In 2011 the Westboro Real Estate market had an decrease in the amount of homes sold as compared to 2010 although by a very small amount. Homes priced properly generally moved in a reasonable amount of time. There was still a downward trend in Real Estate values through out the year but the weakness occurred mostly in the upper end of the market (over 600k). The average days on market decreased from the previous two years. The lower end of the market (under 400k) remained strong with values holding firmer than in the upper ends of the Westboro market.

Current home inventory levels have dropped to the lowest levels they have been all year as we head into the Winter selling season. The amount of homes coming on the market has been lower than homes closing. Lower inventory is always a good sign for those considering to sell their home as supply and demand is always a factor with Real Estate values. The month of November was below average with only six closed sales although there tends to be fewer sales at this time of the year.

Year to date through November, Westboro has performed very well as compared to last year. Through November there have been 144 closed sales. At the same point in time last year there were only 130 sales. That is about a 10 percent difference which isn’t bad but does lag some of the other surrounding towns.
