In November of 2015 there were 3 homes that closed within the month for Southborough MA Real Estate. This is an decrease of 1 unit, as there were 4 homes that closed in November of 2014.

The average list price for the homes that closed in November of 2015 was $447,967

The average sale price for the homes that closed in November of 2014 was $643,750

The average sale price for the homes that closed in November of 2015 was $441,333

The average market time for the homes that closed in November of 2014 was 93 days.

The average market time for the homes that closed in November of 2015 was 6 days.

7 homes went under agreement in the month of November. The average list price of the homes that went under agreement was $584,471. The average time on the market for these homes were 113 days. November was an decent month for homes going under contract.

January 2012 – 2014 Final Year Real Estate Market Statistics For Southborough Massachusetts

For the period of January to December of 2014 there were 110 properties sold.

For the period of January to December of 2013 there were 119 properties sold.

For the period of January to December of 2012 there were 116 properties sold.

For the period of January to December in 2014 the average list price was $617,860 the average sale price was $603,014 the average market time was 79 days.

For the period of January to December in 2013 the average list price was $634,407 the average sale price was $626,155 the average market time was 113 days.

For the period of January to December in 2012 the average list price was $548,546 the average sale price was $527,170 and the average market time was 127 days.

Current November 2015 Home For Sale Inventory Levels

The are currently 38 homes for sale in Southborough MA. The average list price of these homes is $772,237. The average days on the market is 125. Inventory of homes for sale in Southborough in November was down by 7  homes for sale.

Southborough MA Real Estate Market Analysis

The current real estate market

As we head into the final stage of 2015 real estate sales in Southborough have been pretty darn good.  The amount of homes sold this year has been substantially better than last through November. I am sure this will not change all that much come December.

Southborough is among a few towns in the Metrowest area that have sales volume higher than last year. Inventory of homes available for purchase has remained around 40 to 45 homes over the last couple of months but we have seen a further drop this month. Inventory will probably come down even further over the next few months as many will hold off selling until springtime.

The market favors home sellers and probably will continue to do so for the balance of the year. The amount of homes for sale should not go up or down by a large amount through the end of the year.

Homes that are priced as they should be continue to sell quickly especially in certain price points where there are very limited homes for sale. Sales should be decent but not spectacular for the balance of the year due to seasonality.

November was a very slow month with only 3 sales. This was down from last year at this time but marginally with one less sale. Pending sales however, were decent with 7 homes going under contract. This isn’t bad given the time of year when the market is typically much slower.

Southborough remains a very popular destination town for buyers but hard to get into in the lower end of the market.

Year to date there have been 107 sales. At this same point in time last year there were 84 sales.

Southborough ended 2014 with 110 sales. This was down from 2013 when there were 119 sales.
