Inventory of homes for sale in Southborough in February was up by just two additional homes. The previous few months however were marked by a dramatic drop as many owners took their homes off the market.

The current real estate market

As we head into March the amount of homes for sale has dropped by an incredible amount from the previous few months. Inventory levels across most of the towns in the Metrowest area are down dramatically. The market is shaping up to be very favorable for home sellers in the coming months. As soon as the weather breaks more buyers will be entering the market and finding there is slim pickens for homes. This is going to create an environment where we will see bidding wars and homes selling for over asking.

February was a slow month for sales with five but this was much better than February of last year when there was only one sale.

The sales figures for the next few months could remain down because of the shortage of homes available for purchase but once more homes are added to the inventory I expect to see a vibrant spring market.

Southborough remains a very popular destination town for buyers but hard to get into in the lower end of the market.

Sales statistics for 2014

Southborough ended 2014 with 110 sales. This was down from 2013 when there were 119 sales.
