Southborough MA Real Estate Activity For December 2015 vs December 2014

In December of 2015 there were 13 homes that closed within the month for Southborough MA Real Estate. This is an decrease of 12 units, as there were 25 homes that closed in December of 2014.

The average list price for the homes that closed in December of 2014 was $655,564

The average list price for the homes that closed in December of 2015 was $538,777

The average sale price for the homes that closed in December of 2014 was $640,193

The average sale price for the homes that closed in December of 2015 was $525,054

The average market time for the homes that closed in December of 2014 was 54 days.

The average market time for the homes that closed in December of 2015 was 84 days.

Homes Under Contract For December 2015

6 homes went under agreement in the month of December. The average list price of the homes that went under agreement was $700,500. The average time on the market for these homes were 86 days. December was a good month for homes going under contract.

January 2012 – 2014 Final Year Real Estate Market Statistics For Southborough Massachusetts

For the period of January to December of 2014 there were 110 properties sold.

For the period of January to December of 2013 there were 119 properties sold.

For the period of January to December of 2012 there were 116 properties sold.

For the period of January to December in 2014 the average list price was $617,860 the average sale price was $603,014 the average market time was 79 days.

For the period of January to December in 2013 the average list price was $634,407 the average sale price was $626,155 the average market time was 113 days.

For the period of January to December in 2012 the average list price was $548,546 the average sale price was $527,170 and the average market time was 127 days.

Current December 2015 Home For Sale Inventory Levels

The are currently 25 homes for sale in Southborough MA. The average list price of these homes is $708,508. The average days on the market is 123. Inventory of homes for sale in Southborough in December was down by 13 homes for sale. Inventory is exceptionally low!

Southborough MA Real Estate Market Analysis

The current real estate market

As we head into January inventory levels for Southborough are exceptionally low. This will set up well for home sellers as we move closer to spring. With so few homes for sale buyers will have slim pickings and need to move quickly on anything that comes on the market.

2015 was an excellent year of Southborough having beaten the sales volume for 2014.

Southborough was among a few towns in the Metrowest area that had sales volume higher than last year. Inventory of homes available for purchase has remained around 40 to 45 homes over the last couple of months but just recently inventory has dropped by a large margin. I don’t expect inventory to change much either way over the 30-60 days.

Homes that are priced as they should be continue to sell quickly especially in certain price points where there are very limited homes for sale. Sales should be decent but not spectacular for the balance of the year due to seasonality.

December was a pretty decent month with 13 sales although this was done from last year when there were 25 sales. Pending sales however, were average with 6 homes going under contract. This isn’t bad given the time of year when the market is typically much slower.

Southborough remains a very popular destination town for buyers but hard to get into in the lower end of the market.

The sales volume for 2015 bettered last year with 122 sales vs 110 for 2014.

Southborough ended 2014 with 110 sales. This was down from 2013 when there were 119 sales.
