In December of 2012 there were 4 homes that closed within the month for Southborough MA. This is a decrease of 4 units, as there were 4 homes that closed in December of 2011.

The Average sale price for the homes that closed in December of 2011 was $490,269

The Average sale price for the homes that closed in December of 2012 was $473,850

Southboro MA Real Estate Market Analysis

In 2011 the Southboro Real Estate market had a substantial decrease in the amount of homes sold as compared to 2010. Homes priced properly generally moved in a reasonable amount of time. There was still a downward trend in Real Estate values through out the year with the upper end of the market taking the biggest hit in values. The average days on market for similar as compared to previous years. The lower end of the market (under 500k) remained strong with values holding firmer than in the upper ends of the Southboro market.

Current home inventory levels are at the lowest levels they have been all year as we move into 2013. Inventory has continued to move downward  over the last few months. Lower home inventory is always a good sign for those considering to sell their home as supply and demand plays a big factor with Real Estate values. It should be a very competitive Spring for home buyers looking to move into Southborough. December was a down month for closed home sales.  It is not uncommon for this time of year for home sales to trail off. This is especially true when inventory levels get so low. With only 1 home going under contract, December was a very poor month for pending sales.

For the year ending 2012 there were 116 sales. In 2011 there were 105 sales. As you can see there was about a 10 percent increase year over year in the amount of home sales.  While 10 percent is not bad it trails some of the other local Metrowest towns.
