In February of 2015 there were 5 homes that closed within the month for Northbridge MA Real Estate. This is an decrease of 1 unit, as there were 6 homes that closed in February of 2014.

For the period of January to December in 2013 the average list price was $320,958 the average sale price was $316,448 the average market time was 127 days.

For the period of January to December in 2012 the average list price was $299,841 the average sale price was $286,407 and the average market time was 127 days.

The are currently 54 homes on the market in Northbridge MA. This is an increase of 1 home as there were 53 home available last month. The average list price of these homes is $355,109. The average days on the market is 189.

Northbridge MA Real Estate Market Analysis

Analysis of the Current Real Estate Market.

The market activity in February for sold properties was down from last year although by a very small amount – 6 vs 5.  The amount of pending transactions was very poor with only 2 properties going under contract.

Inventory held steady from last month and barely changed with only one more property for sale. Most communities have a very low amount of homes for sale. Northbridge however does not have the same inventory issues as some of the other surrounding communities.

The next few months will more than likely remain on a slower pace. The Spring however is looking like it should be very vibrant.

2014 sales vs 2013 sales

There were 129 sales in Northbridge in 2014. This was down from 2013 when there were 144 sales.
