Inventory of homes for sale increased from last month ever so slightly with one more property for sale. Inventory has been fluctuating over the last two months with 30 to 40 homes for sale. I expect inventory to remain in a similar range for the balance of the year.

Current Milford Real Estate Analysis
The amount of transactions for October in Milford was consistent with last year as there was one less than last October. Year to date the amount sales this year has been better than last. Sales have been solid throughout the year with a healthy last few months really contributing to a healthy push in the numbers.
Pending sales this month however, were lagging quite a bit with only 7 going under contract. Lack of inventory has impacted sales to an extent.
Low inventory of course favors home sellers. Homes continue to move quickly and for favorable numbers when priced appropriately. Inventory should remain in balance with demand for the remainder of the year.
Milford continues a great place for first time home buyers with the majority of homes for sale falling under $350,000.
Year to date there have been 182 sales. At this same point in time last year there were 171 sales.

For 2014 Milford finished with 203 sales. This was down slightly from 2013 when there were 211.
