Inventory of homes for sale increased slightly from last month when there 19 homes available for purchase. Inventory has been trending downward over the last four months. This is the first time it has increased in a while. I expect more homes to be entering the market as we head into the prime time selling season.

The amount of transactions for March was down from last year with Five less sales. Pending sales were good with twelve going under contract. Considering the lack of homes available for purchase this was excellent.
Inventory of homes for sale is at the lowest level I have seen in twenty eight years. With only twenty three homes for sale we are at absurdly low levels! This however should change radically over the next few months. Many sellers will wait for the last remnants of snow to disappear before listing their home for sale.
The market this spring should be very competitive for buyers. With so few homes for sale sellers are going to be in the drivers seat. Multiple offers and homes selling over asking will be possible in some price points where there is a lot of demand.
Milford continues a great place for first time home buyers with the majority of homes for sale falling under $350,000.
