Inventory of homes for sale decreased from last month when there 39 homes available for purchase. Inventory has been fluctuating over the last two months with 30 to 40 homes for sale. Expect inventory to rise slightly from where levels stand right now.

The amount of transactions for June was nearly identical to last year at this time as there were 25 homes sold compared to 24 last year. Year to date the similarity between the market last year and this year is amazing based on sales volume. Pending sales were excellent with twenty four being scooped up by buyers. Given the lack of homes available for purchase this was really terrific activity.
Inventory of homes available for purchase remains at levels that really favor sellers. Homes continue to move at a brisk pace if priced correctly. I expect inventory will rise over the next few months making the selection for buyers slightly better.
Buyers should understand that at certain price points inventory is very tight. If you find a home you like be prepared to act as someone else will.
Milford continues a great place for first time home buyers with the majority of homes for sale falling under $350,000.
Year to date there have been 89 sales which is slightly below last year at this time when there were 94 sales.
