Current Homes For Sale February Inventory Levels

The are currently 19 homes on the market. The average list price of these homes is $298,163. The average days on the market is 93. Inventory of homes for sale dropped again from last month when there 21 homes available for purchase. Inventory has been trending downward over the last four months. Some of these are people who have taken their home off the market and will try again in the Spring.

The amount of transactions for February was down from last year with four less sales. Pending sales were fair with only seven. Considering there are so few homes available for purchase this was actually pretty good.

Inventory of homes for sale is at the lowest level I have seen in twenty eight years. With only nineteen homes for sale we are at absurdly low levels! It is amazing to even think it’s possible

With so few homes available for buyers to purchase when homes start to come back on the market sellers will be in the drivers seat. It should be an extremely competitive market for buyers.

Milford continues a great place for first time home buyers with the majority of homes for sale falling under $350,000.

Sales for 2014 vs 2013

For 2014 Milford finished with 203 sales. This was down slightly from 2013 when there were 211.
