The are currently 55 homes on the market which is 12 less homes available for purchase from last month when there were 67 homes for sale. The average list price of these homes is $814,949. The average days on the market is 198. The last two months inventory has come down by quite a few homes!
Hopkinton MA Real Estate Market Analysis
Real Estate analysis so far in 2015
The real estate market in Hopkinton has been remarkably consistent as we head into the final stretch of the year. Sales have remained strong from month to month other than the very beginning of the year which was hampered by difficult weather conditions. Appreciation has not been dramatic – market values are up marginally from last year.
Year to date sales are trailing last year by a small margin. We have now entered a period of time where sales will generally not be that brisk. The amount of transactions for the last couple of months will probably not be substantially different than last year so I expect sales figures to be very similar year over year.
November was an average month with 12 sales. It was down from last November when there were fifteen sales. Pending sales were also similar with 12 homes going under contract.
Inventory of homes for sale has been trending sideways the last few months with inventory of homes for sale ranging from the low 70’s to low 80’s. This month however there was a big reduction in the number of homes for sale. Moving forward inventory will probably to continue to trend downward.
2015 Sales Data to Date
So far in 2015 through November there have been 190 sales. At this same point in time last year there were 105 sales. Sales have been remarkably similar to last year so far.
Hopkinton ended 2014 with 207 single family homes being sold. In 2013 there were 185 so Hopkinton had an exceptional year for real estate sales.
