In May of 2015 there were 17 homes that closed within the month for Hopkinton MA Real Estate. This is the same amount of units, as there were 17 homes that closed May of 2014.

The average list price for the homes that closed for May of 2014 was $702,218

The average list price for the homes that closed for May of 2015 was $555,476

The average sale price for the homes that closed for May of 2014 was $677,641

The average sale price for the homes that closed for May of 2015 was $552,626

The average market time for the homes that closed for May of 2014 was 96 days.

The average market time for the homes that closed for May of 2015 was 56 days.

Homes Under Contract For May 2015

22 homes went under agreement in Hopkinton Massachusetts in the month of May. The average list price of the homes that went under agreement was $699,391. The average time on the market for these homes were 50 days. The number of homes going under contract for May was exceptional.

January 2012 – 2014 Final Year Real Estate Market Statistics For Hopkinton MA

For the period of January to December 2014 there were 207 properties sold.

For the period of January to December of 2013 there were 185 properties sold.

For the period of January to December of 2012 there were 203 properties sold.

For the period of January to December in 2014 the average list price was $608,243, the average sale price was $596,163, the average market time was 77 days.

For the period of January to December in 2013 the average list price was $571,477, the average sale price was $562,153, the average market time was 78 days.

For the period of January to December in 2012 the average list price was $574,394, the average sale price was $559,617 and the average market time was 104 days.

Current May Homes For Sale Inventory Levels

The are currently 89 homes on the market which is an extreme increase from last month when there were 64 homes for sale. The average list price of these homes is $723,671. The average days on the market is 110. Inventory has risen dramatically over the last few months as more homeowners have listed their homes for sale.

Hopkinton MA Real Estate Market Analysis

Real Estate analysis so far in 2015

The real estate market in Hopkinton is following a similar trend to last year. Sales in fact are running similar to last year through May down just slightly. The first few months got the year off to a slower start due to the terrible winter weather but like last year sales increased by a large amount. The Spring market is in full bloom and home priced appropriately are selling very quickly.

May was a good month with 17 sales. This in fact mirrored the amount of sales in May of last year.  Pending sales were outstanding with 22 properties going under contract. Sales should continue to remain brisk over the next few months.

Over the last couple of months inventory levels had been maintaining consistently at 45-55 home available for purchase. Inventory however has jumped tremendously over the last few months. This is to be expected as more people put their homes on the market during the spring months than at any other point in the year. Sellers are still in the drivers seat as demand is keeping up with supply of homes.

2015 Sales Data to Date

So far in 2015 through May there have been 52 sales. At this same point in time last year there were 58 sales.

Hopkinton ended 2014 with 207 single family homes being sold. In 2013 there were 185 so Hopkinton had an exceptional year for real estate sales.
