Hopkinton MA Real Estate Market Analysis
Real Estate analysis so far in 2015
The real estate market in Hopkinton over the last year has been nearly identical to last year. The year started off slowly due to weather but by the spring and summer it was roaring along. Appreciation has not been signification – market values are up marginally from last year. Activity however was very solid throughout most of the years. Homes priced properly sold in a very reasonable amount of time.
Over the next couple months sales should be slower with less properties available to purchase and fewer buyers in the market during the winter months. The spring however is probably going to be outstanding.
December was a very good month with 17 sales. It was up from last December when there were thirteen sales. Pending sales were also decent with 9 homes going under contract.
Inventory of homes for sale has been dropping like a stone over the last few months. Going from in the 60’s a few months ago to now having only 45. Moving forward inventory will probably to continue to trend downward.
2015 Sales Data to Date
For 2015 Hopkinton ended the year with 208 sales. This is the exact same amount of sales as in 2014.
Hopkinton ended 2014 with 207 single family homes being sold. In 2013 there were 185 so Hopkinton had an exceptional year for real estate sales.
