Real Estate Activity For August 2015 vs August 2014

In August of 2015 there were 31 homes that closed within the month for Hopkinton MA Real Estate. This is an increase of 5 units, as there were 26 homes that closed August of 2014.

The average list price for the homes that closed for August of 2014 was $660,281

The average list price for the homes that closed for August of 2015 was $745,041

The average sale price for the homes that closed for August of 2014 was $659,220

The average sale price for the homes that closed for August of 2015 was $745,155

The average market time for the homes that closed for August of 2014 was 46 days.

The average market time for the homes that closed for August of 2015 was 120 days.

Homes Under Contract For August 2015

12 homes went under agreement in Hopkinton Massachusetts in the month of August. The average list price of the homes that went under agreement was $579,746. The average time on the market for these homes were 77 days. The number of homes going under contract for August was average.

January 2012 – 2014 Final Year Real Estate Market Statistics For Hopkinton MA

For the period of January to December 2014 there were 207 properties sold.

For the period of January to December of 2013 there were 185 properties sold.

For the period of January to December of 2012 there were 203 properties sold.

For the period of January to December in 2014 the average list price was $608,243, the average sale price was $596,163, the average market time was 77 days.

For the period of January to December in 2013 the average list price was $571,477, the average sale price was $562,153, the average market time was 78 days.

For the period of January to December in 2012 the average list price was $574,394, the average sale price was $559,617 and the average market time was 104 days.

Current June Homes For Sale Inventory Levels

The are currently 73 homes on the market which is 6 less homes from last month when there were 79 homes for sale. The average list price of these homes is $771,775. The average days on the market is 171. Inventory has dropping by a slight amount for the last few months.

Hopkinton MA Real Estate Market Analysis

Real Estate analysis so far in 2015

The real estate market in Hopkinton started the year slow as did many other towns but has been performing well since. The Spring market was excellent and has been decent for the rest of the year as well. The market has been extremely similar to what it was last year. Sales have been steady but we have not seen much appreciation in most price points.

We have now entered a period of time where sales will generally follow a slower pace that the Spring and early summer markets. The amount of transactions so far this year is just about the same as last. As of this moment there have been three more sales this year.

August was another exceptional month with 31 sales. It was up from last August when there were twenty six sales. Pending sales were lagging however with only 12 properties going under contract.

Inventory of homes for sale has been trending downward over the last couple months but not by a significant margin. Supply and demand are in a good place right now.

2015 Sales Data to Date

So far in 2015 through August there have been 142 sales. At this same point in time last year there were 139 sales.

Hopkinton ended 2014 with 207 single family homes being sold. In 2013 there were 185 so Hopkinton had an exceptional year for real estate sales.
