Real Estate analysis so far in 2015
The real estate market in Hopkinton is going as expected so far. The first few months got the year off to a slower start due to the terrible winter weather but sales have ramped up tremendously over the last month. Homes are going under contract as quickly as they are listed at the moment just as long as they are priced correctly.
April was an average month with 11 sales. This however was better than last April when there were only 7 sales. On the other hand pending sales were exceptional with 22 properties going under contract. From this point forward over the next few months I expect to say a rapid increase in both pending and closed sales.
Over the last couple of months inventory levels had been maintaining consistently at 45-55 home available for purchase. Inventory went up for the first time in quite a while. This is to be expected as more people put their homes on the market during the spring months than at any other point in the year. Sellers are still in the drivers seat with inventory remaining on the low side.
2014 sales data
Hopkinton ended 2014 with 207 single family homes being sold. In 2013 there were 185 so Hopkinton had an exceptional year for real estate sales.
