In September of 2015 there were 20 homes that closed within the month for Holliston MA Real Estate. This is an increase of 9 units, as there were 11 homes that closed in September of 2014.

The average list price for the homes that closed in September 2014 was $454,991

The average list price for the homes that closed in September of 2015 was $466,427

The average sale price for the homes that closed in September of 2014 was $449,391

The average sale price for the homes that closed in September of 2015 was $458,268

The average market time for the homes that closed in September of 2014 was 77 days.

The average market time for the homes that closed in September of 2015 was 75 days.

Homes Under Contract For September 2015

11 homes went under agreement in the month of September. The average list price of the homes that went under agreement was $562,509. The average time on the market for these homes were 64 days. With 11 homes going under contract, Holliston had a slower month for activity.

January 2012 – 2014 Final Year Real Estate Market Statistics For Holliston Massachusetts

For the period of January to December of 2014 there were 161 properties sold.

For the period of January to December of 2013 there were 170 properties sold.

For the period of January to December of 2012 there were 155 properties sold.

For the period of January to December in 2014 the average list price was $505,844 the average sale price was 506,302, the average market time was 78 days.

For the period of January to December in 2013 the average list price was $456,848 the average sale price was 457,676, the average market time was 65 days.

For the period of January to December in 2012 the average list price was $419,527 the average sale price was $407,520 and the average market time was 104 days.

Current September 2015 Home For Sale Inventory Levels

The are currently 60 homes on the market in Holliston MA. The average list price of these homes is $611,279. The average days on the market is 115. Home for sale inventory increased from last month with ten more properties available for purchase. Inventory levels have remained in a range of around 45-50 homes for sale over the last few months. This was the first month there has been a larger jump in available homes for sale.

Current Real Estate Analysis

September was another great month for closed sales with 20. Holliston has now had four consecutive months in a row with strong sales figures. Holliston is now comfortable ahead of the pace for sales compared to last year through September. The real estate market was lagging as far as sales go in the first quarter of the year but the catch up has been dramatic.

The spring and summer markets were both phenomenal in town. In many price points the competition has been extremely competitive for home buyers. It is important to understand if you are looking in a price point where this is the case.

With inventory remaining on the low side, seller are still in great position when selling a home in town. Sales should start to taper off a bit as we enter a slower selling season but nothing dramatic. Inventory did in fact increase by a healthy amount this month which will give buyers a few more choices.

The market in Holliston this September was stronger than last year with 2o sales compared to last year with only 11. Homes going under contract were OK with 11.

Year to date there have been 144 sales. At this same point in time last year there were 126 sales.

Holliston finished 2014 with 161 transactions. In 2013 there were 170 homes that sold in town. Over all the market this past year was not much different than last in terms of sales volume.
