Home for sale inventory increased dramatically from last month with thirteen added properties available for purchase. Inventory levels has been on a downward trend for the past few months but this will continue to change as we are in the middle of the time of year when more properties are sold.

Current Real Estate Analysis

April was an average month for home sales with only seven transactions. This is partially due to the low inventory of homes for sale we have been dealing with along with a brutal winter. The market got off to a late start this year much like last. Expect the market to change rapidly from this point moving forward. Sales are going to dramatically increase along with the amount of homes available to buy.  Sellers should still be in the drivers seat as inventory is still well below normal and demand is good.

Holliston had a slightly better April this year when compared to last but just by one sale. Homes going under contract were exceptional with 16.

The spring market will be very competitive for buyers. We are already seeing new inventory coming and going very quickly. In some pockets of the market there will be multiple offers and homes selling at, near, or over asking prices. If you are a buyer be prepared for stiff competition on homes you are interested in.

Last years sales vs 2013

Holliston finished 2014 with 161 transactions. In 2013 there were 170 homes that sold in town. Over all the market this past year was not much different than last in terms of sales volume.
