Franklin MA Real Estate Activity For November 2015 vs November 2014

In November of 2015 there were 16 homes that closed within the month for Franklin MA Real Estate. This an decrease of 1 unit, as there were 17 homes that closed in November of 2014.

The average list price for the homes that closed in November of 2014 was $391,743

The average list price for the homes that closed in November of 2015 was $414,719

The average sale price for the homes that closed in November of 2014 was $385,237

The average sale price for the homes that closed in November of 2015 was $404,478

The average market time for the homes that closed in November of 2014 was 40 days.

The average market time for the homes that closed in November of 2015 was 34 days.

Homes Under Contract For November 2015

14 homes went under agreement in the month of November. The average list price of the homes that went under agreement was $410,882. The average time on the market for these homes were 127 days. November was a decent month for homes going under contract.

January 2012 – 2014 Final Year Real Estate Market Statistics For Franklin Massachusetts

For the period of January to December of 2014 there were 254 properties sold.

For the period of January to December of 2013 there were 271 properties sold.

For the period of January to December of 2012 there were 243 properties sold.

For the period of January to December in 2014 the average list price was $437,012 the average sale price was $429,966 the average market time was 77 days.

For the period of January to December in 2013 the average list price was $398,877 the average sale price was $392,759 the average market time was 87 days.

For the period of January to December in 2012 the average list price was $405,929 the average sale price was $395,470 and the average market time was 117 days.

Current November Homes For Sale Inventory Levels

The are currently 62 homes on the market in Franklin MA. The average list price of these homes is $537,854. Inventory decreased this month by a substantial amount with 20 less homes for sale.

The average days on the market is 190 which is deceiving due to the fact there is “to be built” new construction that is artificially inflated the days. Homes are actually selling very quickly if priced properly.

Current Franklin Real Estate Analysis

Up October inventory of homes for sale had remained fairly consistent over the last few months. There was a decent jump last month with an infusion of new properties however this changed dramatically in November! There are now 20 less properties available for purchase. This is due to the fact that numerous people will take their homes off the market and re-try in the spring.

Franklin had a decent month for sales. November had 16 transactions which was down by one sale compared to last year. Homes going under contract were fair with 14.

The market should remain fairly consistent over the next few months. I expect inventory could come down even further.

Franklin remains one of the more popular places to live and is a destination town that a number of buyers will circle as a place to check out.

Year to date there have been 247 sales. At this same point in time last year there were 239 sales. Through November sales are up by a small margin over last year.

2014 Sales statistics vs 2013

Franklin ended 2014 with 254 sales which is down from 2013 when there were 271.
