9 homes went under agreement in the month of December. The average list price of the homes that went under agreement was $460,833. The average time on the market for these homes were 182 days. December was a below average month for homes going under contract.
January 2012 – 2014 Final Year Real Estate Market Statistics For Franklin Massachusetts
For the period of January to December of 2014 there were 254 properties sold.
For the period of January to December of 2013 there were 271 properties sold.
For the period of January to December of 2012 there were 243 properties sold.
For the period of January to December in 2014 the average list price was $437,012 the average sale price was $429,966 the average market time was 77 days.
For the period of January to December in 2013 the average list price was $398,877 the average sale price was $392,759 the average market time was 87 days.
For the period of January to December in 2012 the average list price was $405,929 the average sale price was $395,470 and the average market time was 117 days.
Current December Homes For Sale Inventory Levels
The are currently 46 homes on the market in Franklin MA. The average list price of these homes is $551,971. Inventory decreased this month by a substantial amount. This is the third month in a row there was a large drop in homes for sale. This month there are 16 less homes available to purchase than last month when there were 62.
The average days on the market is 46 for all properties for sale.

Current Franklin Real Estate Analysis
Over the last couple of months inventory of homes available to purchase has come down drastically. This is due in part to some owners taking their homes off the market. The market has also been good for the latter part of the year. Buyers have still been actively buying homes. With inventory at such low levels this sets up the Franklin real estate market to perform very well this coming spring. Low inventory is always great for home sellers!
Franklin had a very good month for sales especially considering December is not always that great. There were 21 transactions which is 5 more than there was in December of 2014. Homes going under contract were below average with 9.
The market should remain fairly consistent over the next few months but sales should be strong as we get closer to spring.
Franklin remains one of the more popular places to live and is a destination town that a number of buyers will circle as a place to check out.

There were 268 sales in 2015 which was 13 more than there were in 2014.

Franklin ended 2014 with 255 sales which is down from 2013 when there were 271.
