In April of 2015 there were 10 homes that closed within the month for Franklin MA Real Estate. This a decrease of 6 units, as there were 16 homes that closed in April of 2014.

The average market time for the homes that closed in April of 2014 was 118 days.

Homes Under Contract For April 2015
17 homes went under agreement in the month of April. The average list price of the homes that went under agreement was $439,146. The average time on the market for these homes were 80 days. April was a great month for homes going under contract. Activity picked up dramatically as expected.
January 2012 – 2014 Final Year Real Estate Market Statistics For Franklin Massachusetts
For the period of January to December of 2014 there were 254 properties sold.
For the period of January to December of 2013 there were 271 properties sold.
For the period of January to December of 2012 there were 243 properties sold.
For the period of January to December in 2014 the average list price was $437,012 the average sale price was $429,966 the average market time was 77 days.
For the period of January to December in 2013 the average list price was $398,877 the average sale price was $392,759 the average market time was 87 days.
For the period of January to December in 2012 the average list price was $405,929 the average sale price was $395,470 and the average market time was 117 days.
Current April Homes For Sale Inventory Levels
The are currently 67 homes on the market in Franklin MA. The average list price of these homes is $598,119. Inventory increased dramatically over what was available last month by a significant amount of homes. There were nearly 30 additional homes added to what is available for purchase! This is the first time in quite a while inventory has increased in such dramatic fashion. This is a much needed shot in the arm for buyers.
The average days on the market is 152 which is deceiving due to the fact there is “to be built” new construction that is artificially inflated the days. Homes are actually selling very quickly if priced properly.

Current Franklin Real Estate Analysis
Inventory was in flux over the last few months with it moving up and down by limited amounts. Not so this month with nearly thirty homes added to the current inventory. Buyers were really feeling the squeeze as there were so few properties available. This was bound to change with the spring market at our doorstep. over the last few months has moved up and down quite a bit. Even at sixty seven home available that is still historically on the low side.
April was an below average month for closed transactions with only 10. This was due to the fact there was a lack of homes available for purchase then the market not being active. Last year at this time there were 16 sales. Home going under contract however were very good with only 17.
We are entering the best time of the year to sell a home. Moving forward sellers will remain in the drivers seat for many price points where there is excellent buyer demand. Buyers should be prepared to jump on any home they The market is set up for for those wishing to sell a home with inventory remaining so low. In some pockets of the market there will end up being bidding wars and homes selling over asking price.
Franklin remains a very popular place to live and is a destination town that a number of buyers will circle as a place to check out.

Franklin ended 2014 with 254 sales which is down from 2013 when there were 271.
