Framingham MA Real Estate Market Analysis
In 2011 the Framingham Real Estate market had a decrease in the amount of homes sold as compared to 2010 although not a substantial difference. Homes priced properly generally moved on average in a 3-4 month time period. There was still a downward trend in Real Estate values through out the year but the weakness occurred mostly in the upper end of the market (over 500k).
The average days on market was substantially similar to the previous two years. The lower end of the market (under 400k) remained strong with values holding firmer than in the upper ends of the market. Overall the Framingham MA Real Estate market has been fairly consistent over the last three years with a slight trend downward for values.
Current home inventory levels have dropped tremendously as we have moved into the Winter selling season. Sales have outpaced new homes entering the market by a large margin over the last few months. Lower home inventory levels are always a good sign for those considering to sell their home as supply and demand is always a factor with Real Estate values.
November was a good month for closed home sales! There were 31 closed properties which is a healthy amount of sales! The amount of homes going under contract in November was decent given we are in a slower time of the year for sales. The real estate market has continued to fair remarkably well when compared to some of the other local area towns. Through November of this year there have been 433 sales! At the same point in time last year there were only 360 sales. This is about a 20% increase which is absolutely fantastic! There are very few town that show such an increase in sales volume.
