In March of 2015 there were 27 homes that closed within the month for Framingham Real Estate. This is an increase of 6 units sold, as there were 21 homes that closed in March of 2014.

The average list price for the homes that closed in March of 2014 was $393,476

The average list price for the homes that closed in March of 2015 was $391,281

The average sale price for the homes that closed in March of 2014 was $385,062

The average sale price for the homes that closed in March of 2015 was $379,970

The average market time for the homes that closed in March of 2014 was 105 days.

The average market time for the homes that closed in March of 2015 was 85 days.

Homes Under Contract For March 2015

33 homes went under agreement in the month of March. The average list price of the homes that went under agreement was $416,016. The average time on the market for these homes were 44 days. March was a good month for homes going under agreement.

January 2012 – 2014 Final Year Real Estate Market Statistics For Framingham Massachusetts

For the period of January to December of 2014 there were 500+ properties sold.

For the period of January to December of 2013 there were 500+ properties sold.

For the period of January to December of 2012 there were 473 properties sold.

For the period of January to December in 2014 the average list price was $380,466 the average sale price was $373,815 the average market time was 60 days.

For the period of January to December in 2013 the average list price was $368,219 the average sale price was $362,717 the average market time was 63 days.

For the period of January to December in 2012 the average list price was $338,711 the average sale price was $329,877 and the average market time was 99 days.

The are currently 44 homes on the market in Framingham Massachusetts. The average list price of these homes is $548,570 The average days on the market is 151. Inventory levels decreased from last month when there were 49 homes for sale.

Analysis of current Framingham market.

Inventory at the moment is incredibly low. This bods well for home sellers as we head into the the most popular months to sell a home. Over the last few months inventory has continued to decrease. This has made it a difficult environment for buyers but one in which sellers will do quite well.

In certain pockets of the market you can expect bidding wars and homes selling for over asking price in some circumstances. Homes that are priced correctly are selling very quickly.

 

March was an fair month for closed properties with 27 sales. This was up from last year when there were 21 sales.

The amount of homes going pending in March was good with 33. The Spring market is shaping up to be very active in Framingham!

Closed homes this year vs last

Framingham ended 2014 with over 500 sales. This was the case in 2013 as well. The multiple listing service stops tracking the exact amount once the 500 sale mark is reached so I do not have the exact amount for each year.
