Framingham MA Real Estate Activity For June 2015 vs June 2014

In June of 2015 there were 86 homes that closed within the month for Framingham Real Estate. This is an increase of 24 units sold, as there were 62 homes that closed in June of 2014.

The average list price for the homes that closed in June of 2014 was $394,645

The average list price for the homes that closed in June of 2015 was $414,695

The average sale price for the homes that closed in June of 2014 was $389,050

The average sale price for the homes that closed in June of 2015 was $418,543

The average market time for the homes that closed in June of 2014 was 44 days.

The average market time for the homes that closed in June of 2015 was 37 days.

Homes Under Contract For June 2015

60 homes went under agreement in the month of June. The average list price of the homes that went under agreement was $410,470. The average time on the market for these homes were 35 days. June was an absolutely incredible month for homes going under agreement. This is one of the strongest months in quite a long time!

January 2012 – 2014 Final Year Real Estate Market Statistics For Framingham Massachusetts

For the period of January to December of 2014 there were 500+ properties sold.

For the period of January to December of 2013 there were 500+ properties sold.

For the period of January to December of 2012 there were 473 properties sold.

For the period of January to December in 2014 the average list price was $380,466 the average sale price was $373,815 the average market time was 60 days.

For the period of January to December in 2013 the average list price was $368,219 the average sale price was $362,717 the average market time was 63 days.

For the period of January to December in 2012 the average list price was $338,711 the average sale price was $329,877 and the average market time was 99 days.

Current June 2015 Home For Sale Inventory Levels

The are currently 124 homes on the market in Framingham Massachusetts. The average list price of these homes is $524,912. The average days on the market is 71. Inventory levels increased by a small amount from last last month when there were 116 homes for sale. Over the last few months inventory has continued to rise

Framingham MA Real Estate Market Analysis

Analysis of current Framingham market.

Inventory for sale has jumped dramatically from historic lows to the point now where buyers have some choices. The market still favors sellers as there is still steady demand to purchase a home in town. Inventory has more than doubled do it does bear watching. Even though inventory has risen by such a large amount there are still pockets in the market where there are not a lot of choices. Homes in these price points sell very quickly. Anything under $500k tends to move in a reasonable amount of time if priced properly.

June was as good as it gets for closed properties with 86 sales. This is just an incredible figure. This was up from from last year when there were 62 sales which at the time was considered exceptional.

The amount of homes going under contract in June was also outstanding with 60.

Year to date there have been 244 sales. At this same point in time last year there were 212 sales.

Closed homes 2014 vs 2013.

Framingham ended 2014 with over 500 sales. This was the case in 2013 as well. The multiple listing service stops tracking the exact amount once the 500 sale mark is reached so I do not have the exact amount for each year.
