Framingham MA Real Estate Activity For December 2015 vs December 2014

In December of 2015 there were 70 homes that closed within the month for Framingham Real Estate. This is an increase of 19 units sold, as there were 51 homes that closed in December of 2014.

The average list price for the homes that closed in December of 2014 was $388,880

The average list price for the homes that closed in December of 2015 was $416,613

The average sale price for the homes that closed in December of 2014 was $383,102

The average sale price for the homes that closed in December of 2015 was $406,476

The average market time for the homes that closed in December of 2014 was 55 days.

The average market time for the homes that closed in December of 2015 was 38 days.

Homes Under Contract For December 2015

19 homes went under agreement in the month of December. The average list price of the homes that went under agreement was $374,579. The average time on the market for these homes were 38 days. December was a lighter month for homes going pending.

January 2012 – 2014 Final Year Real Estate Market Statistics For Framingham Massachusetts

For the period of January to December of 2014 there were 500+ properties sold.

For the period of January to December of 2013 there were 500+ properties sold.

For the period of January to December of 2012 there were 473 properties sold.

For the period of January to December in 2014 the average list price was $380,466 the average sale price was $373,815 the average market time was 60 days.

For the period of January to December in 2013 the average list price was $368,219 the average sale price was $362,717 the average market time was 63 days.

For the period of January to December in 2012 the average list price was $338,711 the average sale price was $329,877 and the average market time was 99 days.

Current December 2015 Home For Sale Inventory Levels

The are currently 77 homes on the market in Framingham Massachusetts. The average list price of these homes is $671,997. The average days on the market is 109. Inventory levels decreased again  by a large margin as there were 93 homes available for purchase last month. This is the third month in a row inventory has decreased by quite a bit.

Framingham MA Real Estate Market Analysis

Analysis of current Framingham market.

Framingham finished the year strong with an absolutely fantastic December for closed sales. 70 homes closing is spectacular! The latter half of the year was very vibrant for real estate sales.

The latter half of the year was characterized by strong sales but also by a number of owners taking their homes off the market. This is common and many of these sellers will try again in the Spring. What this has done is left a real shortage of homes available for sale. Right now there are only 77 homes available to buy. This is uncharacteristically low for Framingham.

This low inventory will set those who are going to be selling in the spring in prime position!

December was an exceptional month for closed transactions with 70 homes closing! This was up quite a bit from the same period last year when there was 51 properties that sold.

The amount of homes going under contract in December was below average though with only 19.

2015 Sales Volume

Sales volume both this year and last was over 500 homes sold in town.

Closed homes 2014 vs 2013.

Framingham ended 2014 with over 500 sales. This was the case in 2013 as well. The multiple listing service stops tracking the exact amount once the 500 sale mark is reached so I do not have the exact amount for each year.
