Framingham MA Real Estate Activity For April 2015 vs April 2014

In April of 2015 there were 30 homes that closed within the month for Framingham Real Estate. This is an increase of 3 units sold, as there were 27 homes that closed in April of 2014.

The average list price for the homes that closed in April of 2014 was $423,454

The average list price for the homes that closed in April of 2015 was $376,313

The average sale price for the homes that closed in April of 2014 was $417,570

The average sale price for the homes that closed in April of 2015 was $371,067

The average market time for the homes that closed in April of 2014 was 98 days.

The average market time for the homes that closed in April of 2015 was 114 days.

Homes Under Contract For April 2015

45 homes went under agreement in the month of April. The average list price of the homes that went under agreement was $407,484. The average time on the market for these homes were 27 days. April was a fantastic month for homes going under agreement.

January 2012 – 2014 Final Year Real Estate Market Statistics For Framingham Massachusetts

For the period of January to December of 2014 there were 500+ properties sold.

For the period of January to December of 2013 there were 500+ properties sold.

For the period of January to December of 2012 there were 473 properties sold.

For the period of January to December in 2014 the average list price was $380,466 the average sale price was $373,815 the average market time was 60 days.

For the period of January to December in 2013 the average list price was $368,219 the average sale price was $362,717 the average market time was 63 days.

For the period of January to December in 2012 the average list price was $338,711 the average sale price was $329,877 and the average market time was 99 days.

Current April 2015 Home For Sale Inventory Levels

The are currently 90 homes on the market in Framingham Massachusetts. The average list price of these homes is $526,549. The average days on the market is 87. Inventory levels increased substantially from last month when there were 44 homes for sale. A jump of 46 homes is huge!

Framingham MA Real Estate Market Analysis

Analysis of current Framingham market.

Inventory has been exceptionally low but got a big boost this month as many people put their homes up for sale. The tough winter we had certainly had an effect on people getting off to a later start with listing their homes. Inventory now is at least at a level that gives buyers some choices. Historically however it is still low. Sellers will remain in the drivers seat this spring. Any property that is priced well will have significant competition among buyers.  Current market conditions certainly favors sellers and should through out the spring market.

In certain pockets of the market you can expect bidding wars and homes selling for over asking price in some circumstances. Homes that are priced correctly are selling very quickly.

April was an decent month for closed properties with 30 sales. This was up from last year when there were 27 sales.

The amount of homes going pending in April was very good with 45. The Spring market is shaping up to be very active in Framingham!

Closed homes this year vs last

Framingham ended 2014 with over 500 sales. This was the case in 2013 as well. The multiple listing service stops tracking the exact amount once the 500 sale mark is reached so I do not have the exact amount for each year.
