<p>This subdivision is well known for it&#8217;s quality constructed homes that offer many luxurious amenities. All of the homes tend to move quickly due to the fact they offer what most buyers are looking for in a classic colonial. This home at <em>27 Tammer Lane Hopkinton</em> is no exception!</p>
<p>The property has a classic New England look with great curb appeal! Heading inside there are features and amenities that most buyers look for starting with a large entry foyer that has a beautiful wood staircase, plenty of closet space and an attractive balcony overlook from the second floor. The foyer is flanked by a formal living and dining room on each side.</p>

Every month there is what&#8217;s called &#8220;Moms night in&#8221; hosted by one of the neighbors for a relaxed social get together.</p>
<p>Throughout the year there are neighborhood events including a family picnic in the Summer time, Halloween parties for adults and kids in the Fall and a holiday gathering in the Winter to name a few. On Tammer Lane alone there are more than 50 kids according to the owner!</p>

<p>The average list price for the homes that closed in April of 2013 was $343,838</p>
<p>The average sale price for the homes that closed in April of 2012 was $305,136</p>
<p>The average sale price for the homes that closed in April of 2013 was $332,553</p>
<p>The average market time for the homes that closed in April of 2012 was 120 days.</p>
<p>The average market time for the homes that closed in April of 2013 was 63 days.</p>

<p>62 homes went under agreement in the month of April. The average list price of the homes that went under agreement was $387,711. The average time on the market for these homes were 47 days. April was an exceptional month for homes going under contract.</p>
<h2><strong><span style="color: #663300;"><strong>January 2010 &#8211; 2012 Final Year Real Estate Market Statistics For Framingham Massachusetts</strong></span></strong></h2>
<p>For the period of January to December of 2012 there were 473 properties sold.</p>
<p>For the period of January to December of 2011 there were 394 properties sold.</p>
<p>For the period of January to December 2010 there were 429 properties sold.</p>
<p>For the period of January to December in 2012 the average list price was $338,711 the average sale price was $329,877 the average market time was 94 days.</p>
<p>For the period of January to December in 2011 the average list price was $333,048 the average sale price was $320,743 and the average market time was 99 days.</p>
<p>For the period of January to December in 2010 the average list price was $331,512 the average sale price was $322,233 and the average time on the market was 93 days.</p>
<h2><strong><span style="color: #663300;"><strong>Current April 2013 Home For Sale Inventory Levels</strong></span></strong></h2>
<p>The are currently 147 homes on the market in Framingham Massachusetts. The average list price of these homes is $440,652. The average days on the market is 98<strong>. </strong>Inventory levels are up quite a bit over the last last month.<strong><br />

<h2><span style="color: #663300;"><strong><strong>Framingham MA Real Estate Market Analysis</strong></strong></span></h2>
<p>In 2012 the Framingham Real Estate market had a substantial increase in the amount of homes sold as compared to 2011. This was one of the top performing towns in the entire Metrowest area! Homes priced properly generally moved on average in a 3-4 month time period. Real Estate values firmed quite a bit especially in the lower end of the market. This was especially true as we moved toward the latter part of the year as home inventory continued to drop. Home is the in the upper end of the market (over 500k) took a little longer to sell than those under this price point.</p>
<p>The average days on market was substantially similar to the previous two years although a little better in 2012. The lower end of the market (under 400k) remained strong with values holding firmer than in the upper ends of the market. Overall the Framingham MA Real Estate market has been fairly consistent over the last three years.</p>
<p>Current home inventory levels  increased quite a bit over the last month but are still down by a good percentage from what they have been at over the last few years.  As we head into May inventory is a bit more favorable for buyers but not out of line with demand.  Sales have been very strong over the last few months with the market increasing in sales volume as we head deeper into Spring.  It is typical for inventory to increase  as we head into the Spring market which is traditionally the time most homes are put up for sale. Lower home inventory levels are always great for those considering to sell their home, as supply and demand is always a factor with Real Estate values.</p>
<p>April was an excellent month for closed home sales! There were 43 closed properties which is a healthy amount of sales for April. April traditionally is when you start to the amount of closed properties ramp up. The amount of homes going under contract in April was absolutely incredible with 62!</p>
<p>The Framingham real estate market was exceptional in 2012 especially when compared to some of the other local area towns. For 2012 the total number of sales was 473! In 2011 there were only 394 sales. This is about a 16% increase which is absolutely fantastic! There were not many towns that showed such an increase in sales volume. Framingham had a very good year! All signs point to a market that may have hit bottom.</p>
<p>So far there have been 121 home sales to date this year. At this same point in time last year there were 123 sales.</p>

<p>The are currently 57 homes on the market in Franklin MA. The average list price of these homes is $474,425. The average days on the market is 259. Home inventory has remained at the lowest levels it has been in a very long time! <strong><br />

<h2><strong><span style="color: #663300;"><strong>Franklin MA Real Estate Market Analysis</strong></span></strong></h2>
<p>In 2012 the Franklin Real Estate market had a increase in the amount of homes sold as compared to 2011. The increase was a little over 10 percent which is in line with a number other local area towns. Homes priced properly generally moved on average in a 3-4 month time period. There was still a downward trend in Real Estate values through out the earlier part of the year but the weakness occurred mostly in the upper end of the market (over 500k). The average days on market was substantially similar to the previous two years. The lower end of the market (under 400k) remained strong with values holding firmer than in the upper ends of the Franklin market especially over the latter half of the year as inventory levels dropped.</p>
<p>Current home inventory levels started to drop over the latter half of 2012 and have continued to do so since. As we head into May inventory levels have continued to remain extremely low. The amount of homes for sale over the last few months have been as low as they have been in many years. Inventory over the middle to latter half of 2012 were around 85 to 100 homes for sale. In the last few months inventory has hovered around 55-60 homes for sale. With inventory being at record lows combined with a very active market, homes are selling as fast as the hit the market at the moment.</p>
<p>It is not uncommon for some properties to last only a few days on the market with multiple offers. It has definitely changed from a buyer&#8217;s market into a full fledged sellers market. The month of April was exceptional for closed sales with 23. The amount of sales would have probably been even greater if there were not so few homes available.</p>
<p>Lower inventory is always a good sign for those considering to sell their home as supply and demand is always a factor with Real Estate values. The average days on the market is noticeably higher in Franklin than some of the other area towns but this is a statistical glitch due to a significant amount of properties that are &#8220;to be built.&#8221; Franklin has far more new construction than some of the other towns in the area which has a dramatic effect on the days on market statistics.</p>
<p>For 2012 there were 243 homes that sold. In 2011 there were 227 sales. 2012 showed about and 9% increase in sales. There are some local towns that show much larger sales gains which is surprising as Franklin is a very popular community for home buyers. In some of the other area towns the increase in sales is between 10-20%.</p>
<p>Year to date there have been 64 home sales. In 2012 at this same time there were 50 sales.</p>

<h2><strong><span style="color: #663300;"><strong>Southboro MA Real Estate Market Analysis</strong></span></strong></h2>
<p>In 2012 the Southboro Real Estate market had an increase in the amount of homes sold as compared to 2011. The increase was moderate however, in comparison to some of the other surrounding area towns like Hopkinton and Ashland, which saw greater gains in the number of homes sold year over year. Homes priced properly generally went under contract in under 90 days.</p>
<p>There was still a downward trend in Real Estate values in the first part of the year. Values however, really started to firm in the second and third quarters as home inventory levels dropped. The upper end of the market still showed weakness with a slight decline in values. The average days on dropped as compared to the previous year. The lower end of the market (under 500k) remained strong with values holding firmer than in the upper ends of the Southboro market.</p>
<p>Current home inventory levels remained just about the same as last month with only one more home hitting the market. We have remained near the lowest levels they have been for as long as I can remember. Inventory has been low since the latter part of 2012 and have continued that way as we head into May. Lower home inventory is always a good sign for those considering to sell their home as supply and demand plays a big factor with Real Estate values. So far it has been a very competitive Spring for home buyers looking to move into Southborough.</p>
<p>April was an average month for closed home sales. With eight homes closing that is a little below what you would expect for this time of the year. There is no question the data would have been even better if there were more homes for sale. With inventory levels remaining so low it has kept the amount of sales down. In certain price points in the market right now homes are selling as quickly as they are coming on the market. Some of them are receiving multiple bids with sales prices ending up over asking! There is no question we have moved out of a buyer&#8217;s market and into one that favors seller&#8217;s. There were 10 homes that went under contract in April which is a decent figure!</p>
<p>For the year ending 2012 there were 116 sales. In 2011 there were 105 sales. As you can see there was about a 10 percent increase year over year in the amount of home sales. While 10 percent is not bad, there were much healthier increases in other local Metrowest towns.</p>
<p>There have been 27 homes that have sold year to date. At this same point in time last year there were 21 home sales.</p>

<p>For the period of January to December in 2012 the average list price was $448,406 the average sale price was $431,969 the average market time was 124 days.</p>

<p>The are currently 60 homes on the market. The average list price of these homes is $583,616. The average days on the market is 107.</p>
<h2><strong><span style="color: #663300;"><strong>Westboro MA Real Estate Market Analysis</strong></span></strong></h2>
<p>In 2012 the Westboro Real Estate market had an increase in the amount of homes sold as compared to 2011 although by a much smaller margin than some of the other towns in the immediate area. This is kind of surprising as Westborough is generally ahead of the curve comparably speaking. Homes priced properly generally moved in a reasonable amount of time but the average days on market were up slightly from the previous year. There was still a downward trend in Real Estate values through out the year but the weakness occurred mostly in the upper end of the market (over 600k). The lower end of the market (under 400k) remained strong with values holding firmer than the more expensive homes in town.</p>
<p>Total Westboro real estate sales for 2012 were better than they were in 2011. In 2012 there were a total of 154 closings. In 2011 there were 140 sales. This is about a 10 percent increase over last year. Interestingly enough this was on the lower end of total sales increases when compared to other surrounding towns.</p>
<p>Current home inventory levels started to drop towards the latter half of last year and have remained very low throughout the first part of the year as we head into May. The amount of homes for sale did rise slightly from last month but is still considered very low for this time of year. The real estate market started to change towards the end of 2012 with a steady drop in inventory. Buyer&#8217;s certainly purchasing homes were certainly keeping pace with the amount of homes entering the market!</p>
<p>Lower inventory is always a good sign for those considering to sell their home as supply and demand is always a factor with Real Estate values. The month of April was average with eleven closed sales. This was a very similar amount of homes that sold in the same time frame as last year. This is due more to the fact that there are so few homes for sale, than the Westborough real estate market not being as good as last year. In fact the market right now is super hot with homes selling as fast as they are listed for sale.</p>
<p>Year to date there have been 29 home sales. At this same point in time last year there were 37 sales.</p>

<p>For the period of January to December of 2012 there were 120 properties sold.</p>
<p>For the period of January to December of 2011 there were 89 properties sold.</p>
<p>For the period of January to December 2010 there were 90 properties sold.</p>
<p>For the period of January to December in 2012 the average list price was $299,841 the average sale price was $286,407 the average market time was 127 days.</p>
<p>For the period of January to December in 2011 the average list price was $270,662 the average sale price was $260,852 and the average market time was 169 days.</p>
<p>For the period of January to December in 2010 the average list price was $292,115 the average sale price was $281,847 and the average time on the market was 120 days.</p>
<h2><strong><span style="color: #663300;"><strong>Current April 2013 Home For Sale Inventory Levels</strong></span></strong></h2>
<p>The are currently 65 homes on the market in Northbridge MA. The average list price of these homes is $366,203. The average days on the market is 252.</p>
<h2><strong><span style="color: #663300;"><strong>Northbridge MA Real Estate Market Analysis</strong></span></strong></h2>
<p>In 2012 the Northbridge Real Estate market had a decent increase in the amount of homes sold as compared to 2011. In fact there was over a 20 percent jump in the amount of sales. Homes took a bit longer to sell in Northbridge compared to some of the other surrounding area towns going East. There was still a downward trend in Real Estate values through out the year the first half of the year but the weakness occurred mostly in the upper end of the market (over 400k). The average days on market decreased substantially from the previous year. Homes under 300k tended to move a lot quicker than higher priced property.</p>
<p>Current home inventory levels have been decreasing since the fall of 2012 and have remained that way into the first quarter of 2013. In fact inventory levels are down across the board in all area towns. Lower inventory is a good sign for those considering to sell their home as supply and demand is always a factor with Real Estate values. The lower inventory levels are having a positive effect on both the time it is taking for homes to go under contract as well as the firming of market values.</p>
<p>The second half of 2012 was when The Northbridge Real Estate market really started to firm somewhat and has continued into April of this year. Home sales were lagging for the better part of last year but the volume of sales improved quite a bit over the last few months of the year.</p>
<p>For 2012 there were 120 real estate sales. For 2011 there were only 89 sales. This obviously a very healthy gain in sales volume for the year. All signs point to the fact we may be near a market bottom.</p>
<p>So far in 2013 there have been 41 home sales. In 2012 at this same point in time last year there were 20 sales. As you can see there has been a tremendous improvement in the volume of sales. In some pockets of the market homes are selling very quickly. There has even been an occasional property that has received multiple offers the first week it was on the market.</p>

<p>When a nice home comes on the market buyer&#8217;s need to be ready to pounce otherwise someone else will! This home at <em>47 Purdue Drive, Milford</em> is sure to be one that draws a lot of attention as it is located in a terrific neighborhood and has been well kept by the owner.</p>

<p>For the period of January to December 2010 there were 149 properties sold.</p>
<p>For the period of January to December in 2012 the average list price was $259,845 the average sale price was 252,034 the average market time was 97 days.</p>
<p>For the period of January to December in 2011 the average list price was $262,835 the average sale price was $254,209 and the average market time was 130 days.</p>
<p>For the period of January to December in 2010 the average list price was $281,934 the average sale price was $272,450 and the average time on the market was 87 days.</p>
<h2><strong><span style="color: #663300;"><strong>Current Homes For Sale March Inventory Levels</strong></span></strong></h2>
<p>The are currently 73 homes on the market. The average list price of these homes is $295,769. The average days on the market is 91. Inventory levels have continued to be lower than they have been over the last few years as we enter May.</p>
<h2><strong><span style="color: #663300;"><strong>Milford MA Real Estate Market Analysis</strong></span></strong></h2>
<p>In 2012 the Milford Real Estate market had a substantial increase in the amount of homes sold as compared to 2011. In fact it was close to a 20% gain in the number of sales! Homes priced properly generally went under contract in under 90 days. There was a downward trend in Real Estate values through out the first half of the year but stabilized as we moved toward the latter half of the year. This was due to inventory levels dropping as housing demand remained fluid. The average days on market decreased quite a bit over the prior year. The lower end of the market (under 300k) remained very strong with values holding firmer than in the upper ends of the Milford market.</p>
<p>Current home inventory levels started to decrease over the latter half of last year and have remained so as we head into May. Home inventory did bump up a bit over last month but remains low when compared to the last few years. It is not unusual at all to have over 100 homes on the market at any given time. With 73 homes for sale at the moment, there is a shortage of housing for sale! This is always a good sign for those considering to sell their home as supply and demand is always a factor with Real Estate values. The real estate market should remain strong throughout the Spring for sellers!</p>
<p>The real estate market for the year fared much better than last. In 2012 there were 203 sales for the year! In 2011 there were 165. This was about a 20% jump over the prior year for the number of sales. All indication are we could be near a market bottom.</p>
<p>April was down for the amount of sales when compared to the same month last year with five less.  The amount of homes that went under contract (twenty eight) was exceptional. At some price points where inventory has been low there have been bidding wars with homes going on deposit almost immediately. The market as a whole has gotten a lot more vibrant when compared to the last few years.</p>
<p>So far in 2013 there have been 48 sales. At this same point in time last year there were 46 home sales.</p>

<p>For the period of January to December of 2012 there were 155 properties sold.</p>
<p>For the period of January to December of 2011 there were 124 properties sold.</p>
<p>For the period of January to December 2010 there were 110 properties sold.</p>
<p>For the period of January to December in 2012 the average list price was $419,527 the average sale price was 407,520, the average market time was 104 days.</p>
<p>For the period of January to December in 2011 the average list price was $452,025 the average sale price was $435,680 and the average market time was 134 days.</p>
<p>For the period of January to December in 2010 the average list price was $433,244 the average sale price was $423,339 and the average time on the market was 90 days.</p>
<h2><strong><span style="color: #663300;"><strong>Current April 2013 Home For Sale Inventory Levels</strong></span></strong></h2>
<p>The are currently 52 homes on the market in Holliston MA. The average list price of these homes is $459,311. The average days on the market is 123. Home inventory has continued to remain extremely low although it did creep up slightly from the previous month. It is very unusual to have so few homes on the market at this point in the season!</p>
<h2><strong><span style="color: #663300;"><strong>Holliston MA Real Estate Market Analysis</strong></span></strong></h2>
<p>In 2012 the Holliston Real Estate market had an increase in the amount of homes sold over 2011 by a healthy amount. Homes priced properly generally moved in a 60-90 day window. Although the average sale price was down quite a bit over 20111 this was more of a function of there being fewer upper end sales and not a general drop in real estate values. The lack of as many upper end sales also correlated with the average days on market being down as upper end properties typically take longer to sell. The lower end of the market (under 400k) remained strong with values holding steady. There was still some price erosion in the upper end of the Holliston market.</p>
<p>Current home inventory levels have remained uncharacteristically low for this time of year. Inventory throughout the latter half of last year into the first part of this year has been shockingly low. Heading into April inventory did increase slightly but are still well below what would be considered normal levels for this time of year.</p>
<p>Lower home inventory is always a good sign for those considering to sell their home. Homes at the present time are getting scooped up as quickly as they are put up for sale. In fact there are some price points where we are seeing multiple bids and homes selling for over asking prices. Folks the local market has been crazy busy!</p>
<p>April was a fantastic month for homes going under contract with Fifteen. Sales from this point will begin to increase as we move into the prime time selling season.</p>
<p>For 2012 there were a total of 155 sales in Holliston. In 2011 there were 124 sales for the year. The fourth quarter really was terrific and allowed the total sales to jump by around 15% for the year. All indications look like we could be approaching a market bottom.</p>
<p>Year to date there have been 23 sales so far this year. Last year at this same point in time there were 28 sales.</p>
