Real Estate Activity For October 2013 vs October 2012

In October of 2013 there were 13 homes that closed within the month for Ashland MA Real Estate. This was an increase of 5 units, as there were 8 homes that closed in October of 2012.

The average list price for the homes that closed for October of 2012 was $399,900

The average list price for the homes that closed for October of 2013 was $407,915

The average sale price for the homes that closed for October of 2012 was $392,960

The average sale price for the homes that closed for October of 2013 was $391,338

The average market time for the homes that closed for October of 2012 was 150 days.

The average market time for the homes that closed for October of 2013 was 46 days.

Homes Under Contract For October 2013

5 homes went under agreement in the month of October. The average list price of the homes that went under agreement was $357,155. The average time on the market for these homes were 48 days. October was a very slow month for homes going under contract, when compared to last month. This is not that unusual though as we have headed into what is traditionally a much slower time of year for Real Estate.

January 2010 – 2012 Final Year Real Estate Market Statistics For Ashland Massachusetts

For the period of January to December of 2012 there were 129 properties sold.

For the period of January to December of 2011 there were 96 properties sold.

For the period of January to December 2010 there were 109 properties sold.

For the period of January to December in 2012 the average list price was $364,037 the average sale price was $354,900, the average market time was 104 days.

For the period of January to December in 2011 the average list price was $393,090 the average sale price was $383,811 and the average market time was 96 days.

Current Home For Sale October Inventory Levels

The are currently 40 homes on the market. The average list price of these homes for sale is $415,473. The average days on the market is 187. The amount of homes for sale dropped by two homes from last month and remains historically low. Over the last couple of months, inventory had started to inch up a bit higher but has now dropped again to the lows of the entire year.

Ashland MA Real Estate Market Analysis

In 2012 the Ashland Real Estate market had a brisk increase in the number of sales compared to 2011. Homes priced properly generally went under contract in a 60-90 day window. The average time ended up being around 3.5 months. The average sales price dropped from the previous year although this can be a misleading statistic when fewer upper end homes get sold because it drives down the average. The lower end of the market (under 300k) remained strong with real estate values for the most part holding steady. The upper end saw a slight erosion in value but nothing significant.

There were 129 closings for 2012. In 2011 there were 97 home sales. As you can see from the data there were significantly more sales than a year ago. All indications are we may be near a market bottom.

Home inventory levels have been low throughout most of this year and have remained that way through the Summer months and now into the end of the Fall. Low home inventory levels are always a good sign for those considering to sell their property as they typically will bring up housing prices. Inventory has remained consistently low for most of the year with only a brief increase at the end of the Summer. It will be interesting to see if the trend continues and how it will effect the market. Over the last few months homes that are priced properly have sold very quickly.

For most of this year there have been homes that have received multiple offers with sale prices being bid up over asking. The real estate market right now is completely different than what we have experienced over the last few years. There has not been a better time to sell a home in Ashland in a very long time.

Ashland had a fairly average month for closed sales in October with thirteen which was significantly better than last year in September. The amount of homes sold probably would have been higher if not for the fact there are so few homes for sale. Sales volume has been held back by the the fact we do not have enough inventory for sale. Lack of inventory has continued to help real estate values.

Year to date there have been 132 sales. At the same time last year there were 108 home sales.
