Real Estate Activity For November 2015 vs November 2014

In November of 2015 there were 9 homes that closed within the month for Ashland MA Real Estate. This is one less unit, as there were 10 homes that closed in November of 2014.

The average list price for the homes that closed for November of 2014 was $408,537

The average list price for the homes that closed for November of 2015 was $461,022

The average sale price for the homes that closed for November of 2014 was $396,050

The average sale price for the homes that closed for November of 2015 was $454,211

The average market time for the homes that closed for November of 2014 was 76 days.

The average market time for the homes that closed for November of 2015 was 24 days.

Homes Under Contract For November 2015

5 homes went under agreement in the month of November. The average list price of the homes that went under contract was $394,700. The average time on the market for these homes were 33 days. With 5 homes going under contract, November was a slow month for pending sales. This however is partially attributed to such low inventory.

January 2012 – 2014 Final Year Real Estate Market Statistics For Ashland Massachusetts

For the period of January to December of 2014 there were 145 properties sold.

For the period of January to December of 2013 there were 153 properties sold.

For the period of January to December of 2012 there were 129 properties sold.

For the period of January to December in 2014 the average list price was $415,452, the average sale price was $409,797 and the average time on the market was 68 days.

For the period of January to December in 2013 the average list price was $394,724 the average sale price was $387,466, the average market time was 69 days.

For the period of January to December in 2012 the average list price was $364,037 the average sale price was $354,900 and the average market time was 104 days.

Current November Home For Sale Inventory Levels

The are currently 18 homes on the market. The average list price of these homes for sale is $473,124. The average days on the market is 188. The amount of homes for sale decreased by 1 home for sale over last months levels. 18 homes for sale remains an incredibly low amount of properties available for purchase. Lack of inventory is keeping sales down in Ashland.

Real Estate Analysis For 2015 So Far

Ashland’s real estate market has been plagued by incredible low inventory levels all year and nothing has changed this month! Do you hear this Ashland home sellers? There has been an unbelievable shortage of homes to purchase all year! This is unlikely to change anytime soon either given the fact most sellers will wait until Spring or at the very least after the holidays are over.

This month only five homes went under contract as there are so few home available for purchase. This leaves a great opportunity for those wishing to sell their home and getting top dollar.

Homes at present are selling almost as quickly as they hit the market. Often times there is not much negotiating at all as sellers are in the drivers seat.

Without question it is a sellers market in Ashland given how super low the inventory remains. Buyers need to understand this fact and move accordingly when they find something they are interested in. I would not expect inventory to change much over the course of the balance of the year.

With only eighteen homes for sale, inventory is hovering near the lows of the decade. This creates a very competitive environment for home buyers looking to purchase a home.

Ashland had 9 sales in November. Last November was very similar to this year with 10 sales.

Year to date there have been 119 sales vs last year at this same time there were 137 sales.

2014 sales vs 2013 sales

There were 145 homes sold this past year in Ashland. In 2013 there were 153 homes sold. The market this year compared to 2013 was nearly identical with only a handful less homes sold.
