In June of 2015 there were 14 homes that closed within the month for Ashland MA Real Estate. This was a decrease of 2 units, as there were 16 homes that closed in June of 2014.

The average list price for the homes that closed for June of 2015 was $389,171

The average sale price for the homes that closed for June of 2014 was $393,307

The average sale price for the homes that closed for June of 2015 was $394,643

The average market time for the homes that closed for June of 2014 was 61 days.

The average market time for the homes that closed for June of 2015 was 47 days.

18 homes went under agreement in the month of June. The average list price of the homes that went under contract was $421,261. The average time on the market for these homes were 21 days. With 18 homes going under contract, June was a fantastic month.

January 2012 – 2014 Final Year Real Estate Market Statistics For Ashland Massachusetts

For the period of January to December of 2014 there were 145 properties sold.

For the period of January to December of 2013 there were 153 properties sold.

For the period of January to December of 2012 there were 129 properties sold.

For the period of January to December in 2014 the average list price was $415,452, the average sale price was $409,797 and the average time on the market was 68 days.

For the period of January to December in 2013 the average list price was $394,724 the average sale price was $387,466, the average market time was 69 days.

For the period of January to December in 2012 the average list price was $364,037 the average sale price was $354,900 and the average market time was 104 days.

Current June Home For Sale Inventory Levels

The are currently 23 homes on the market. The average list price of these homes for sale is $502,561. The average days on the market is 146. The amount of homes for sale increased by 5 homes for sale over last months levels. 23 homes for sale remains an incredibly low amount. Lack of inventory is keeping sales down for the year.

Real Estate Analysis For 2015 So Far

Ashland’s real estate market remains far behind last years pace due to the fact so few homes have been put on the market. This has been puzzling as low inventory provides a great opportunity for home sellers. Sales figures are down dramatically.

Activity has increased quite a bit over the last few months but not enough to offset the poor performance of the first quarter of the year. If there were more homes available for purchase there is no doubt the numbers would be better.

Anything coming on the market now is selling at a brisk pace as long as it is priced correctly. Without question it is a sellers market in Ashland given how super low the inventory remains. Buyers need to understand this fact and move accordingly when they find something they are interested in.

With only twenty three homes for sale, inventory is hovering near the lows of the decade. This creates an environment where multiple offers are not unexpected.

Ashland had 14 sales in June. Last June was slightly better with 16 sales.

Year to date there have been 38 sales vs last year at this same time there were 59 sales.

2014 sales vs 2013 sales

There were 145 homes sold this past year in Ashland. In 2013 there were 153 homes sold. The market this year compared to 2013 was nearly identical with only a handful less homes sold.
