In July of 2015 there were 16 homes that closed within the month for Ashland MA Real Estate. This was a decrease of 8 units, as there were 24 homes that closed in July of 2014.

The average list price for the homes that closed for July of 2014 was $448,975

The average list price for the homes that closed for July of 2015 was $450,500

The average sale price for the homes that closed for July of 2014 was $447,525

The average sale price for the homes that closed for July of 2015 was $456,194

The average market time for the homes that closed for July of 2014 was 50 days.

The average market time for the homes that closed for July of 2015 was 33 days.

Homes Under Contract For July 2015

12 homes went under agreement in the month of July. The average list price of the homes that went under contract was $450,608. The average time on the market for these homes were 25 days. With 12 homes going under contract, July was a solid month.

January 2012 – 2014 Final Year Real Estate Market Statistics For Ashland Massachusetts

For the period of January to December of 2014 there were 145 properties sold.

For the period of January to December of 2013 there were 153 properties sold.

For the period of January to December of 2012 there were 129 properties sold.

For the period of January to December in 2014 the average list price was $415,452, the average sale price was $409,797 and the average time on the market was 68 days.

For the period of January to December in 2013 the average list price was $394,724 the average sale price was $387,466, the average market time was 69 days.

For the period of January to December in 2012 the average list price was $364,037 the average sale price was $354,900 and the average market time was 104 days.

The are currently 20 homes on the market. The average list price of these homes for sale is $432,451. The average days on the market is 175. The amount of homes for sale decreased by 3 homes for sale over last months levels. 2 homes for sale remains an exceptionally low amount. Lack of inventory is keeping sales down for the year.

Real Estate Analysis For 2015 So Far

Ashland’s real estate market has been plagued by low inventory all year! Do you hear this Ashland home owners? There has been so few homes for sale for most of the year. This has provided a great environment for those wishing to sell their home. Sale have lagged behind previous years statistic due to so few homes being put up for sale.

Home right now are selling almost as quickly as they hit the market. Often times there is not much negotiating at all as sellers are in the drivers seat.

Without question it is a sellers market in Ashland given how super low the inventory remains. Buyers need to understand this fact and move accordingly when they find something they are interested in.

With only twenty  homes for sale, inventory is hovering near the lows of the decade. This creates an environment where multiple offers are not unexpected.

Ashland had 16 sales in July. Last July was much better with 24 sales.

Year to date there have been 56 sales vs last year at this same time there were 83 sales.

2014 sales vs 2013 sales

There were 145 homes sold this past year in Ashland. In 2013 there were 153 homes sold. The market this year compared to 2013 was nearly identical with only a handful less homes sold.
