The are currently 25 homes on the market. The average list price of these homes for sale is $485,432. The average days on the market is 148. The amount of homes for sale increased by thirteen homes for sale over last months levels. 25 homes for sale in an extremely low number.

Ashland MA Real Estate Market Analysis

2014 Real Estate Analysis and into 2015

Ashland’s real estate market this past year was remarkably similar to the market in 2013. While the first quarter started out slower than in previous years the rest of the year was steady throughout. Last year there were more homes sold but only by a marginal amount.

With only Nineteen homes for sale, inventory is at an incredibly low level. In fact from last month it has dropped by another six homes.

The market for the first quarter of the year without a doubt is going to favor sellers. There are so few homes for sale when something comes on buyers will be fighting over it. I expect to see lots of homes that receive multiple offers and sales prices ending up over asking.

Ashland had an exceptionally slow month for closed transactions in February with only one sale. Last February there were five sales. The lack of sales in mostly attributable to how few homes are available for purchase.

Year to date sales vs last year

There were 145 homes sold this past year in Ashland. In 2013 there were 153 homes sold. The market this year compared to 2013 was nearly identical with only a handful less homes sold.
