Ashland MA Real Estate Activity For December 2012 vs December 2011

In December of 2012 there were 3 homes that closed within the month for Ashland MA. This was a decrease of 9 units, as there were 12 homes that closed in December of 2011.

The Average list price for the homes that closed in Ashland for December of 2011 was $352,358

The Average list price for the homes that closed in Ashland for December of 2012 was $351,836

The Average sale price for the homes that closed in Ashland for December of 2011 was $340,858

The Average sale price for the homes that closed in Ashland for December of 2012 was $346,333

The Average Market time for the homes that closed in Ashland for December of 2011 was 74 days.

The Average Market time for the homes that closed in Ashland for December of 2012 was 123 days.

Ashland MA Homes Under Contract For November 2012

8 homes went under agreement in the month of December. The average list price of the homes that went under agreement was $346,650. The average time on the market for these homes were 81 days. December was a decent month for homes going under contract, especially given the fact inventory is low and we are in a slower selling season.

January 2009 – 2011 Final Year Real Estate Market Statistics For Ashland Massachusetts

In Ashland MA for the period of January to December of 2011 there were 96 properties sold.

In Ashland MA for the period of January to December of 2010 there were 109 properties sold.

In Ashland MA for the period of January to December 2009 there were 131 properties sold.

In Ashland MA for the period of January to December in 2011 the average list price was $392,439 the average sale price was $381,708, the average market time was 90 days.

In Ashland MA for the period of January to December in 2010 the average list price was $393,090 the average sale price was $383,811 and the average market time was 96 days.

In Ashland MA for the period of January to December in 2009 the average list price was $356,911, the average sale price was $345,489 and the average time on the market was 95 days.

Current Ashland MA Inventory Levels

The are currently 42 homes on the market. The average list price of these homes is $351,661. The average days on the market is 226. The amount of homes for sale is incredibly low at the moment. Over the last couple of months, inventory has been at the lowest levels they have been all year.

Ashland MA Real Estate Market Analysis

In 2011 the Ashland Real Estate market remained remarkable similar statistically to the previous two years. Homes priced properly generally moved in a reasonable amount of time. The amount of sales was lower than in the previous two years but statistically everything else was very close. The lower end of the market (under 300k) remained strong with values holding more steady.

Home inventory levels have been low throughout the year but are now at the lowest level they have been at for the whole year. In fact, current home inventory levels are at lowest level they have been all year by a wide margin. Low home inventory levels are always a good sign for those considering to sell their property as they typically will bring up housing prices.

Ashland had a terrible month for closed sales in December, with the number of home sales being significantly less than the amount of sales in November of 2011. The Ashland Real Estate market was strong throughout much of the year. The decreased number of sales is mostly due to the fact that inventory has dropped to an incredibly low level.  There is nothing to indicate that the real estate market won’t ramp up as we head back into a stronger selling season.

Year end sales data through December are 129 closings for 2012. In 2011 there were 97 home sales. As you can see from the data there were  significantly more sales than a year ago . All indications are we may be near a market bottom.
