4 homes went under agreement in the month of August. The average list price of the homes that went under contract was $344,175. The average time on the market for these homes were 63 days. With only 4 homes going under contract, August was an incredibly slow month for pending sales.

For the period of January to December of 2014 there were 145 properties sold.
For the period of January to December of 2013 there were 153 properties sold.

For the period of January to December in 2014 the average list price was $415,452, the average sale price was $409,797 and the average time on the market was 68 days.

For the period of January to December in 2012 the average list price was $364,037 the average sale price was $354,900 and the average market time was 104 days.
Current August Home For Sale Inventory Levels
The are currently 17 homes on the market. The average list price of these homes for sale is $429,824. The average days on the market is 178. The amount of homes for sale decreased by 3 homes for sale over last months levels. 17 homes for sale remains an exceptionally low amount. Lack of inventory is keeping sales down for the year.

Real Estate Analysis For 2015 So Far
Ashland’s real estate market has been plagued by low inventory all year! Do you hear this Ashland home owners? There has been so few homes for sale for most of the year. The trend continued this month when only 4 homes went under contract. This is not indicative of a weak market but a lack of homes available for purchase! This has provided a great environment for those wishing to sell their home.
Home right now are selling almost as quickly as they hit the market. Often times there is not much negotiating at all as sellers are in the drivers seat.
Without question it is a sellers market in Ashland given how super low the inventory remains. Buyers need to understand this fact and move accordingly when they find something they are interested in. I would not expect inventory to change radically one way or the other for the rest of the year.
With only seventeen homes for sale, inventory is hovering near the lows of the decade. This creates an environment where multiple offers are not unexpected.
Ashland had 26 sales in August. Last August was strong as well but with only 18 sales.
Year to date there have been 83 sales vs last year at this same time there were 101 sales.

There were 145 homes sold this past year in Ashland. In 2013 there were 153 homes sold. The market this year compared to 2013 was nearly identical with only a handful less homes sold.
